The Apex Business Centre in Sandyford is being marketed at two key groups - investors who have been nudged out of the residential market post-Bacon and small to medium-sized businesses who want the perks of being part of a large modern corporate centre.
If the first 60,000 sq ft block - due for completion at the end of this year - is successful, joint agent Hamilton Osborne King says the remaining two blocks comprising another 70,000 sq ft will also cater for smaller businesses, often excluded from corporate centres and parks in favour of larger companies.
The agents say that four of the 18 units on the penthouse and ground floor levels of the five-storey building have been reserved - although they will not name the interested parties at this stage. The scheme is being developed by a consortium involving Alanis, John Flynn and Paddy Kelly and suites range in size from 2,000 sq ft upwards. They are being sold for £350 per sq ft or leased at £20 per sq ft. Parking spaces are £15,000 to buy or £750 per annum to rent.
While those who purchase are paying for the office space and toilets only, a service charge of about £3.50 per sq ft will be applicable for the common areas.
Hamilton Osborne King say the scheme has attracted interest from owner occupiers with private pensions seeking to invest for tax purposes.
Located on the former Odenberg Engineering site on the corner of Blackthorn Road and Blackthorn Drive in Sandyford, the centre will be close to the M50 motorway slipway.
The computer generated image shows a modern glazed structure designed by architects Horan Keogan Ryan. It will have suspended ceilings with recessed lighting, raised access platform floors, two eight passenger lifts, double height reception and underground parking.
