A €60 MILLION residential development with an 11-storey tower next to the Tara Towers Hotel on the Rock Road in Dublin 4, Co Dublin has been granted planning permission by An Bord Pleanála.

Developers O'Mahony Finnerty will build 42 apartments in an 11-storey building on the site of a former Shell filling station, which straddles the border of two local authorities.

Around 1,600sq m (17,222sq ft) of the development is in Dublin City Council's jurisdiction while the remainder - some 396sq m (4,263sq ft) - is in the Dún Laoghaire Rathdown County Council area.

Following discussions with the local authorities the height of the building was reduced from the initially sought 13 floors to 11 which reduced the number of apartments by six.

According to directors Tom Finnerty and Fergal O'Mahony, the development "will be a landmark address in Dublin" with views across Dublin Bay and to the Dublin mountains.

Designed by Derek Tynan Architects (DTA) the building will have an AA energy rating and apartments will range from 111.5sq m (1,200sq ft) to 167sq m (1,800sq ft).

The developers bought the former Shell petrol station for around €16 million in 2005.

With views over Dublin Bay and the wildlife sanctuary of Booterstown Marsh, many of the apartments should fetch prices of around €¤1 million each.

Last year Bernard McNamara and Jerry O'Reilly's ambitious 25-storey mixed-use scheme on the site of the Tara Towers Hotel - which is adjacent to O'Mahony Finnerty's planned scheme - was rejected by An Bord Pleanála.
