Agents Finnegan Menton are suggesting a guide price of £450,000 for an attractive industrial investment at Ballymount Industrial Estate in south Dublin, which is to be auctioned on November 25th. The 11,600 sq ft premises is let to Ustran Trading Ltd, which recycles electronic and computer components, under a 20-year lease from 1994 at a rent of £30,000 per annum. The next rent review is due on December 1st, 1999. Based on recent comparisons in the area, the rent is expected to increase to at least £50,000 per annum. There is a break option in the lease in December, 1999. Investors are likely to get a yield of around 10 per cent once the rent is reviewed.
