A 1950s three-bedroom semi-detached house on a quiet road in Mount Merrion, Co Dublin, has been upgraded to make a very comfortable modern family home of about 130sq m (1,400sq ft).

Number 20 Glenabbey Road is for auction on November 16th through HOK Residential with a guide price of €850,000.

From the new black hall door with sanded glass inserts to the high panelled ceiling in the diningroom, the house has an art deco air combined with the warmth and space of a New England seaside house.

Ground floor space has been extended with the addition of a roomy galley kitchen to the side and the diningroom to the back, and the existing hall and livingroom have been rearranged to give a square hall with three rooms and a cloakroom leading off it.

To the right, a study with dark polished floor, fireplace and fitted shelves is a bright but cosy room looking out to the front garden, while the kitchen to the left runs nearly 27ft (8.2m) from front to back with windows at both ends.

A window seat under the front window in the kitchen makes a breakfast corner and there is a long run of timber worktops and fitted units and narrow open shelves on the opposing wall. The ceiling is creamy wood panelling. A door leads into the back garden.

At the back of the hall are two doors, one into a cloakroom and the other into a large square livingroom, with the diningroom through a square arch to the back.

Both these rooms are decorated in soft creamy shades with polished floors, a simple fireplace in the livingroom and a log burning stove in the diningroom.

This room has a high vaulted panelled ceiling with three skylight windows, French doors to the back and windows along one side.

There is a door off the livingroom into the kitchen and both these spaces give ample room for entertaining.

Upstairs the house retains its original layout with three bedrooms and a bathroom off the landing.

The main bedroom is decorated in a soft chalky pink and looks out to the back garden and there are two further bedrooms.

The bathroom has an art deco period suite with power shower over the bath and there is Stira access to the attic from the landing.

A big attraction of the house is the sheltered privacy of the back garden which looks out over Deerpark, near the tennis club; the soft thump of tennis balls can be heard in the distance beyond the trees.

The house comes with planning permission for further extension.

The front is well planted and has room for two cars. Shops, schools and the Luas and M50 are all within easy access.
