A new development of four-bedroom and five-bedroom detached houses at the base of Bray Head, in Bray, Co Wicklow, goes on the market this Saturday. The first 10 homes out of a total of 36 units in the Briar Wood scheme, at Vevay Road, are being offered for sale. Joint agents Hamilton Osborne King and H J Byrne will be taking bookings at the two showhouses from this weekend. The houses now being released will be ready to move into this August and September. A further 10 houses and 12 three-bedroom bungalows will be released later in the year. Prices start at £329,000 for the four-bedroom and £475,000 for the five-bedroom houses. The furnished four-bed showhouse will cost £352,000 and dimensions are on the generous side.
These are big family houses with double bedrooms that could take a king-sized bed. Four-bed houses are 1,775 sq ft and the five-bedroom houses are seriously large at 2,500 sq ft. All of the houses include a sun room/conservatory. The McInerney Construction development is located on the south side of the town, close to the Southern Cross Route and adjacent to the planned new golf course. The mature trees and green sward of Bray Head bound the site on its southern and eastern side and there is a glimpse of the sea from most of the houses.
The variation in house styles, with deep roof lines, timber Rationel windows and steel flower balconies creates a pleasing exterior appearance. Walls are pebble-dashed on three sides and painted to the front. Interiors are finished to an impressively high standard, with timber Rationel windows, good quality kitchens and bathroom-ware and wardrobes in all but one of the bedrooms. While there is no standard tiling, the allowance of £1,500 should cover the cost of the attractive natural stone tiling installed in the show houses.
The four-bedroom detached houses have a large sittingroom with an unusual multi-paned box bay window. The fireplace is of natural stone. Leaded and bevelled glass panels flank double doors to a small diningroom. A big kitchen/breakfastroom to the rear of the house has oak-finish units and there is a utility room off with built-in cupboards.
There is a family room off the kitchen and a large sun room, with a timber ceiling, looking out on the garden. Also a small downstairs lavatory. Upstairs, three windows make the huge main bedroom bright and there is an en suite shower room and walk-in wardrobe. Two further bedrooms are double with fitted wardrobes and the smallest bedroom is a good-sized single. The family bathroom is also at this level.
The two five-bedroom houses for sale are very spacious at 2,500 sq ft and cost £475,000. There is a study and a separate family room to the left off the entrance hallway and a very large sittingroom and diningroom opposite. The fireplace in the sittingroom is natural stone with a decorative cast-iron inset. The kitchen/breakfastroom is also large with an adjoining utility room the size of the kitchen in many city centre apartments. A useful walk-in storage cupboard is positioned next to the downstairs lavatory. The conservatory opens off the kitchen.
The main bedroom upstairs is very large, with an en suite shower room and walk-in wardrobe. A second double room also has an en suite. A third double room, two single bedrooms and a family bathroom are also upstairs.
The gardens will be graded to the existing sloping contours and seeded back and front. Tarmacadamed driveways will have brick edging.
