New apartment schemes in prime locations are scarce these days, so the launch of Griffith Hall in Drumcondra, Dublin 9, is expected to generate a high level of interest.
The £25 million development, located on the three-acre former PJ Walls headquarters site off Griffith Avenue, will comprise 127 one, two and three-bedroom apartments. The first phase will comprise 36 two-bedroom apartments costing £189,950.
In upcoming phases, one-bedroom apartments will be priced from £159,950 to £175,000, and penthouses from £245,000.
A joint development by Morrison Homes and PJ Walls, Griffith Hall has the advantage of being located between Glasnevin, Drumcondra and Clontarf.
The scheme may appeal to those scaling down from a bigger house. One-bed apartments average at 500 sq ft, two-beds average at 650 sq ft and three-beds are around 1,000 sq ft. The selling agents are Hooke & MacDonald.
The development will be spread over nine blocks and parking will be below ground. One parking space is included in the cost of each apartment, although an extra space will cost £15,000. Livingrooms will face either south or west.
One of a recent spate of developments to include kitchen appliances as standard, Griffith Hall apartments will come with a Neff stainless steel oven, electric hob and built-in fridge freezer and washer/dryer. There will be chrome fittings in the bathrooms and most will have balconies or sun terraces. The apartments have under-floor heating.
Morrison Homes has an office in Belfast and is responsible for Danesfort on the Malone Road in Belfast. PJ Walls, which won a CIF excellence award last year, developed College Gate on Townsend Street.
Apartments in Griffith Hall are expected to be ready for occupation by the end of this year and are being sold off the plans between 7.30 a.m. and 5.30 p.m. weekdays, from 11 a.m. to 1 p.m. on Saturday and from 2.30 p.m. to 3.30 p.m. on Sunday at the Merrion Square offices of Hooke & MacDonald .
