Investments:High quality office suites in a convenient out-of-town location off the M50 in Carrickmines, Co Dublin, have been selling exceptionally well since they were released by Park Developments.
Office units in the Herbert Building at The Park have been bought by a variety of companies, most of them accountants, engineers, building services companies and property consultants. With the 7,500sq m (80,730sq ft) block now completed, all the upper floors have been sold, leaving only 1,500sq m (16,146sq ft) to let on the ground floor.
Michael Cotter's Park Developments, always noted for the highest of building standards, is well advanced on a second block (the Hyde Building) of 5,650sq m (60,816sq ft) in the business section of The Park where a second phase of shopping facilities is also about to be built. Units will be available from 80sq m (861sq ft) at a price of €7,804 per sq m (€725 per sq ft). Car-parking spaces will cost an additional €30,000.
An average of eight units can be accommodated on each of the five floors in the building which has been designed by architects Traynor O'Toole. The entrance will be through an impressive five-storey atrium. There will be two passenger lifts serving the various levels and each of the suites will have its own entrance door.
Externally, the building will be faced in polished reconstructed concrete panels. The block will be fitted with energy-efficient double glazed curtain walling systems.
Companies will be able to open their own windows to control the temperature and will also be able to avail of louvres to provide adequate shading.
Internally, each unit will be finished to the highest standard with raised access floors, suspended ceilings, category two lighting, air conditioning, toilet facilities and team stations.
Michael Healy of Savills HOK said interest in the building has been "phenomenal" since they first promoted it last summer. It was due to be completed towards the end of next spring.
Car-parking will be provided in the basement and at surface level. The surrounding area will be landscaped and finished off with seating areas and water features.
The Park is adjacent to exit 15 of the M50, only a short walk from the planned Luas station at Ballyogan Wood. Work on the provision of that service has already begun.
