Londis to anchor neighbourhood centre at Belarmine Plaza in Stepaside

Griffins, the convenience store operator, is to open a Londis outlet at Belarmine Plaza in Stepaside, Co Dublin, next summer. The 800sq m (8,611sq ft) store will trade alongside 15 other units which will range from 68sq m (732sq ft) to 478sq m (5,145sq ft). Rents will be €538 per sq m (€50 per sq ft). Parking for 110 cars will be provided on two levels by the developer, Castlethorn.

Orla O'Byrne of DTZ Sherry FitzGerald reports a high level of interest in the scheme since the announcement of the anchor tenant.

International jeweller Fast Fix for St Stephen's Green centre

Fast Fix, an international jewellery and watch repair company, is the latest retailer to join the tenant line-up in the St Stephen's Green shopping centre in Dublin 2. It is paying €95,000 per annum for a kiosk unit on the ground floor adjacent to Sasha.

Fast Fix is a new retailer in the Irish market and provides a while-you-wait repair service for jewellery and watches. Established in 1984, it is trading from 170 locations in north America and is expanding through Ireland and the UK on a franchised basis.

It is looking for more units in Ireland with 20sq m (215sq ft) to 50sq m (538sq ft) in high footfall locations, according to Jones Lang LaSalle.

Ready-to-go apartment site in Kimmage makes €2.75m

An infill apartment site at Kimmage Road Lower, Dublin 6W, has been sold after auction for close to the guide price €2.75 million.

The site of 0.16 of a hectare (0.4 acres) was formerly occupied by Paddy Lumley's garage and Maxol service station between the KCR and Sundrive Road. It has planning permission for 14 two-bedroom apartments and three one-bedroom units. The three-storey block will also have 26 car-parking spaces.

The joint selling agents were Savills HOK and Herlihy Auctioneers.

Convenience store for rent at Connolly Hospital in D15

Bogle Estates is inviting convenience store operators to rent a new retail unit at Connolly Hospital in Blanchardstown, Dublin 15. The shop of 43.1sq m (464sq ft) will be available on a new four years and nine months lease.

The rent is likely to be between €50,000 and €60,000. Connolly Hospital has about 420 beds and a staff of 1,250.

€1.8 million for industrial facility at Swords Business Park

William Harvey is seeking €1.8 million for the former Excelsys facility at Swords Business Park in north Dublin.

The split-level production, warehouse and office building has a floor area of 1,762sq m (18,966sq ft). It is fitted out to a high standard and has generous car-parking on site.

The property is held in a company and, if sold in that capacity, can result in considerable stamp duty savings.

Over €2 million for ready-to-go apartment site on D7 corner site

Bohan Property Consultants is seeking over €2 million for a site with full planning permission for six two-bedroom apartments and two one-bedroom units at 232 North Circular Road in Dublin 7. There is no obligation to provide either social or affordable housing.

The site is at the corner of North Circular Road and Grange Gorman Avenue. A site to the rear is to be developed as part of the new DIT campus which will eventually cater for around 20,000 students.

Jones Lang LaSalle acquires London-based services practice

Jones Lang LaSalle has acquired Upstream, the UK's leading real estate sustainability services practice. The 30-strong London-based company already counts among its clients a significant and growing portion of the UK's leading occupiers, developers and investors, many of whom are also clients of Jones Lang LaSalle.

The benchmarking that Upstream undertakes is becoming an industry standard and is a key influence for institutional investors, developers and other stakeholders.

Property consultants GVA Donal O'Buachalla has appointed three new associate directors. They are Bruce Dodd and Tom Kirby in their valuation department and Ferbal Burke in their ageny department.

Key money of €50,000 for small shop on College Green

Lucy Connolly of agent Mason Owen Lyons is seeking key money of €50,000 for a small shop near the bottom of Dublin's Grafton Street.

The shop at 37 College Green is being sold by Austravel, a subsidiary company of Budget Travel, which is paying a rent of €100,000 per annum. The ground floor extends to 47.38sq m (510sq ft) and there is storage of over 24sq m (258sq ft) in the basement. The city council has put a restriction on the kind of traders that can move in to the area.
