Grafton Street lease sells for over €400,000
A new ladies high fashion name is about to appear on Dublin's Grafton Street. Sisley, part of the Benetton Group, has paid over €400,000 for the lease of the Bellina Creations shop at 59 Grafton Street. There is a passing rent of €275,000 on the building which has an over all floor area of 371.8sq m (4,003sq ft), including 111sq m (1,195sq ft) on the ground floor and 65sq m (700sq ft) in the basement.
Bernadine Hogan of Hamilton Osborne King, who advised Bellina Creations, said the deal underlined the continuing interest of international traders in the Dublin market. Sisley has 1,100 points of sale throughout the world, 11 of them in the UK.
Over €3.75m for petrol station site near Goat Inn in D14
Topaz Energy, the company which acquired the retail and commercial interests of Shell Oil in Ireland, is to sell off another Dublin petrol station. Earlier this year it disposed of seven further stations which fetched an average of €6-€7 million. Most of them will be redeveloped for apartment schemes.
Hamilton Osborne King is quoting over €3.75 million for the Shell station at the junction of Goatstown Road and Taney Road in Goatstown, Dublin 14. The site of 0.15 hectares (0.37 of an acre) is directly opposite the Goat Inn bar and restaurant.
Mark Reynolds of the selling agent says the site is ideal for a mixed-use retail scheme with apartments overhead. The site goes for sale by tender on October 6th.
Over €12m for 3.2-acre residential site in Kilternan
DTZ Sherry FitzGerald is likely to get over €12 million for a site of 1.3 hectares (3.2 acres) in Kilternan, Dublin 18 which goes to tender on October 4th. The agent says the site could accommodate 35 apartments or 14 townhouses per acre.
€7.5m for Rathnew industrial facility on over seven acres
The former Calorific industrial facility at Rathnew, Co Wicklow, is expected to make around €7.5 million when it goes for sale by tender through Hamilton Osborne King. The 3,661sq m (39,407sq ft) building includes two-storey offices at the front and stands on a site of 2.845 hectares (7.03 acres).
Over €12m for Wexford hotel
DTZ Sherry FitzGerald and Sherry FitzGerald Radford are suggesting a guide price of over €12 million for the Whitford Hotel in Wexford town which goes for sale by tender on October 12th. The hotel was opened in 1964 by the Whitty family and has 39 en suite bedrooms, as well as a diningroom, bar and lounge. There are conference facilities and a health and leisure club.
Rathgar redevelopment site of 0.43 acres for €4.5m
Hamilton Osborne King is quoting €4.5 million for a a housing redevelopment site at Garville Drive in Rathgar, Dublin 6, which goes to tender on October 19th. The site covers an area of 1,740sq m (18,729sq ft) or 0.43 of an acre. It is within easy walking distance of both Rathmines and Rathgar.
Over €2.25m for Bray hotel
Hassett estate agents is quoting over €2.25 million for the former Mayfair Hotel at the junction of Florence Road and Adelaide Road in Bray, Co Wicklow, which goes to auction on October 5th. The building stands on a site of 0.2 of an acre with 190ft of road frontage. The 10-bedroom hotel has been refurbished in the last three years.
Drogheda industrial plant on 11.8 acres makes over €9.5m
A Drogheda developer has bought the former Thorsman Electric production facility at Donore Road Industrial Estate in Drogheda for over €9.5 million. The 5,775sq m (62,162sq ft) plant stands on a site of 11.8 acres and it will be redeveloped over the coming years. The joint selling agents were Hamilton Osborne King and Lisney.
€1.2m for Harolds Cross office
Lisney is quoting €1.2 million for a two-storey, mid-terrace office building at 232 Harolds Cross Road which is for sale by private treaty. There is a paved courtyard to the front and a mature private garden at the rear. The building has a range of modern fittings, including Category 5 data cabling.
Kiosk to rent at St Stephen's Green shopping centre
DTZ Sherry FitzGerald is not seeking a premium on the assignment of a retail lease in Dublin's St Stephen's Green shopping centre. Carphone Warehouse is paying a rent of €53,500 on a kiosk of 20sq m (215sq ft) which is held on a 32-year lease from 1991. Carphone Warehouse plans to amalgamate its city centre business at its Grafton Street store. Louise Donnelly of DTZ said the kiosk was well located, adjacent to Hughes & Hughes and Lifestyle Sports.
Over €3.5m for Galway school
A former boarding school at Taylor's Hill in Galway with planning permission to convert it into apartments is expected to make over €3.5 million when it is auctioned on October 6th by joint agents O'Donnellan & Joyce and Donal O Buachalla.
The former St Dominicks school has permission for five three-bedroom apartments, seven two-beds and four one-beds.
