Cork-based developer John Fleming is marketing live/work units at Grand Central, Rockbrook, Sandyford. Lettings have already been finalised with a physiotherapist, photographer and furnishings designer. Helen Faley of Savills says the units provide a rare opportunity to lease combined residential and office space in an established business location, with a host of retail facilities on site in an accessible area. One-bed units with 71–101sq m (764–1,087sq ft) and a car-parking space can be rented from €1,300 per month while a two-bed suite of 111–118sq m (1,195–1,270sq ft) and a parking space is from €1,650 a month. The development is opposite Beacon South Quarter and is serviced by the Luas which takes 20 minutes into St Stephens Green.
350 per sq m for D1 shop
The last remaining retail unit in King’s Inns House at King’s Inns Street, Dublin 1, has come on the letting market through Lisney. The 474sq m (5,102sq ft) facility adjoining a new FÁS office is available at a rent of €350 per sq m (€32.5 per sq ft). A broad range of users is likely to consider the unit which is in a mixed-use building developed by a Liam Carroll-controlled company.
190,000 rent on the Green
The long closed former Compustore at the junction of St Stephen’s Green and Kildare Street in Dublin 2 has finally come on the market following the resolution of a legal dispute over the lease. Lisney is to handle the assignment of the 35-year lease which dates back to 1979 and is subject to a passing rent of €190,000. The L-shaped premises, owned by Irish Life, has a retail area of 255sq m (2,745sq ft) at street level with 71sq m (764sq ft) of storage in the basement.
