Henry Street shop for rent

SEVERAL leading fashion retailers have shown interest in a vacant shop at 17 Henry Street, Dublin 1, which has come on the letting market through agent Savills. Simon Cooper of the letting agency is seeking a rent of €275,000 for the premises which has retail use in the basement as well as a ground floor area of 151sq m (1,625sq ft).

The previous tenant 3g is understood to have been paying a rent of around €345,000 as well as a rates of almost €57,000. The four-storey over basement building and the adjoining HMV store are owned by Arnotts Pension Fund.

Offices near Grafton Street

A LETTING campaign is being launched today by agents HWBC for a well located office building at 34/35 South William Street, Dublin 2, which was previously occupied by Dublin Business School. The five-storey block has a floor area of 807 sq m (8,692 sq ft) and is for rent at €199 per sq m (€18.50 per sq ft).

Eason to lease shop

BOOKSELLER Eason Son is to lease its shop at Upper George’s Street in Dún Laoghaire following its takeover of the old Hughes Hughes outlet on Marine Road. Eoin Feeney of agent HWBC is quoting a rent of €100,000 for the three storey building which has a floor area of 410sq m (4,413sq ft) and retail use on two levels. It is located opposite Dún Laoghaire Shopping Centre which is anchored by Tesco.

Toni & Guy salon for €125,000

A FORMER Toni Guy hair and beauty salon at 26 South William Street, Dublin 2, has become available for letting following the closure of the business. A substantial amount of money was spent on fitting out the four-storey over basement building located within a short walk of Grafton Street. Ben Pearson of Bogle Estate is suggesting a rent of €125,000 per annum.

Ringsend investment

ESTATE agent Owen Reilly is asking €300,000 for a three-storey investment property at 22 Fitzwilliam Street, Ringsend, Dublin 4. It will show a rental return of 9 per cent. The ground floor shop is leased by Mutt Ugly on a short lease. The rental return from two-bedroom apartments on each of the two upper floors could be enhanced once they are refurbished.
