MEATH: €1.2MA LARGE, lovely and very livable-in Georgian farmhouse with 17 hectares of land, that include gardens, lawns, a river and a lake, has come on the market for only the second time in 186 years. The property at Freffans Little, Laracor, Trim, Co Meath was lived on and farmed by the Potterton family from 1825 until it was bought by the vendors just 25 years ago.

The original dwelling here was built in about 1650 and a courtyard was constructed in 1725.

The two-storey main house has been restored, renovated and well-cared for over the years. It has 357sq m (3,900sq ft) of comfortable living space divided into three reception rooms, including a sunroom, five bedrooms and kitchen cum breakfast room.

The two-storey, cut-stone courtyard has coach houses, workshops and stables, and the farmyard has a hay barn and a cattle shed. The 17 hectares (42 acres) includes old pasture and stud fencing. It is for sale by private treaty and Knight Frank is looking for more than €1.2 million.

The main house is at the end of a tree-lined avenue. It is ivy-clad and the very picture of Georgian farmhouse splendour.

The house’s original features, including fireplaces, floor timbers and doors, have been carefully cared for by the vendors. The drawing room has a white marble fireplace, ceiling cornicing and windows with garden views.

The front-facing sunroom also has a feature fireplace, as well as glass doors to the gardens. The flagstone floor in the kitchen cum breakfast room fits the comfortably rustic style with its fitted units and shuttered windows. The bedrooms are off a large, bright landing. Three have fireplaces and the main has an en suite bathroom.

The annexe with a separate entrance could be used for additional accommodation.

The restored and renovated sandstone courtyard is light-filled and atmospheric. A new owner would find many uses for its lofted outhouses and workshops.

In the gardens there are the delights of a partly sunken lake, decorative box hedging and a walled vegetable garden. The lands are no less pleasant with woodland walks and a river, all sheltered and kept private by high walls.
