RETAIL INVESTMENTSWITH RETAIL investments still particularly scarce in Dublin city centre, agent Finnegan Menton is expecting strong interest in the Fresh supermarket at Camden Street which is for sale at €8 million.

With owners Redquartz undertaking to pay an annual rent of €390,000, the investment would show a net initial yield of 4.3 per cent.

Fresh operates out of the former offices of the Irish Nationwide Building Society where they occupy 929sq m (10,000sq ft), of which 724.6sq m (7,800sq ft) is on the ground floor and the balance in the basement is used for storage. It will be let to Fresh under a new 25-year lease with standard conditions.

Camden Street has become one of the busiest enclaves in the south inner city because of its location along the main route between the city centre and the outer suburbs.

Redquartz has so far rolled out three other stores at Northern Cross, Smithfield Square and Grand Canal Square, and there are further expansion plans in the offing.
