INDUSTRIAL MARKET:FOUR HIGH bay industrial units at Northwest Business Park in Ballycoolin, D15, are expected to be complete by autumn 2008.
Three completed light industrial units are also available at the park where 39,020sq m (420,000sq ft) of industrial space worth about €58 million has been sold since 2006. Park Developments, through agent Savills HOK, is selling the new units which are from 885sq m (9,526sq ft) to 1,395sq m (15,016sq ft). Prices are in the region of €1,776 per sq m (€165 per sq ft) and stamp duty savings are available for early purchasers, according to the vendors.
The completed light industrial units are from 201sq m (2,164sq ft) up to 434sq m (4,672sq ft) with prices in the region of €1,991 per sq m (€185 per sq ft).
Park Developments has enjoyed considerable success with Northwest Business Park and it still has a substantial landbank in excess of 50 acres available in its third phase. Buildings up to 4,645sq m (50,000sq ft) have been provided on a design and build basis to suit occupier requirements, says Paddy Cusack of Savills HOK.
Buildings from 1,893sq m (20,000sq ft) to 13,935sq m (150,000sq ft) can also be provided, he added. The company also holds planning permission for a high profile office block offering about 6,250sq m (67,274sq ft).
"One of the main factors behind the park's success is its central location close to the M50 and between the M2 and N3 Navan Road," according to the agent.
The park is within minutes of Dublin Airport and the Dublin Port Tunnel and is easily accessible to the city centre. Ballycoolin is emerging as a popular industrial hub with the overall take-up for 2007 in north-west Dublin standing at about 79,000sq m (850,348sq ft). This represented 33 per cent of the overall take-up in the greater Dublin area in 2007, the agent said.
