DevelopmentLands: Prime industrial development lands have come on the market in Naas. A guide of €9 million is being quoted by Colm McEvoy Commercial for 9.95 hectares to be sold by tender at the Newhall interchange along the M7 motorway.

Kildare County Council has already granted planning permission on the 24.6-acre site for four industrial units comprising 7,595sq m (81,752sq ft) with an access road, car-parking and associated site works.

Outline planning permission was also given nearby for the development of a motorway services area, including a fuel station, convenience shop, restaurant and related infrastructure.

The entire property is currently zoned under the Kildare County Council Development Plan 2005-2011 to provide new warehousing and industrial development.

Alternative uses, assuming planning permission, include retail warehousing or logistics distribution, both given the site's ideal location close to major roads.

The property fronts onto the Naas/Rathangan road. The Newhall interchange is located between Naas and the M7/M9 motorway turn-off when travelling south from Dublin.

The immediate area has already attracted significant industrial development over the past two years. Nearby investments include the M7 Business Park and the Newhall Retail Park.

The site's location close to Co Kildare's capital town and the largest urban centre in the county will also bolster interest in Newhall.

Tenure is freehold but there are two purchase options for the property. The first is freehold title to the 9.95 hectares. The alternative is to purchase as the assets of a holding company via a special purchase vehicle. This may deliver savings in stamp duty.

All major services are already available to the site and it also has its own independent water supply.
