A WELL located development site for a commercial enterprise along the outer ring road in Waterford city has come on the market through joint agents Purcell Properties and O’Shea O’Toole.

The 21-acre landbank between the Six Crossroads roundabout and the Ballycashin roundabout – about 1km from the junction with the Cork road – has a guide price of €9.9 million, or €475,000 per acre. The site has 650 metres of road frontage and is zoned for technology-based enterprises under the 2007 Waterford city development plan. This would allow a wide range of uses, including information technology, software development, telemarketing, media activities and other uses, such as secondary retail and a hotel.

The agents say that, in the current difficult economic climate, they expect that the planners would give a sympathetic interpretation of the planning guidelines.

The site is the first significant land holding to be offered for sale this year in the general Waterford area. For this reason, the agents expect considerable interest in it because of the wide diversity of uses and its high profile location. Apart from its proximity to the N25 Waterford-Cork road and the link to the Waterford city bypass, a second river crossing opening next September would further enhance its accessibility and potential.
