A 2.2-ACRE site reserved for a planned roadway at Roebuck Road in Dublin 14 is to be offered for sale on the instructions of Randall N Gray who is acting as liquidator to property developers JJ Jennings Ltd.
Hora Property Consultants is quoting a guide price of €400,000 for the land at Roebuck Hill which has been “effectively sterilised for development” pending a decision from the National Roads Authority on the proposed bypass route linking the N11 to the M50.
Aidan Hora of the selling agent said that, given the prime location of the land, it was likely to appeal to a long-term investor purchasing in the hope that the plans to develop the new road will be dropped, opening the way for housing. The adjoining site of similar size was used by Jennings in 2002 to accommodate 96 new residential units. “There would be a considerable windfall should the restriction on development be lifted.”
Hora said the lands would appeal to users such as astro turf operators, sports clubs and nurseries who may be allowed to carry out short-term uses following consultation with Dún Laoghaire Rathdown County Council.
