DEVELOPMENT LANDWITH SO MUCH new development planned for the area around Dublin Airport after the arrival of the Metro transport system, several sites in the area have changed hands in recent months.
A further 16.18 hectares (40 acres) west of the airport coming on the market today through Savills HOK is expected to attract considerable interest because of its location next to the Dublin Airport Logistics Park. The tenants there include DHL and Eason.
The land, which is expected to sell for over €10 million, is in agricultural use and has 260sq m (2,800sq ft) of frontage on to a link road which joins up with St Margaret's Road off the N2 and the M2 Dublin-Ashbourne motorway.
It is also in the general area where the McElvaddy brothers have been assembling a site for a proposed Terminal 3 at the airport. While there is likely to be restricted planning on about 14 acres of the land, the remainder is likely to be rezoned for logistics and warehousing when the development plan is reviewed. Discussions on amendments to the plan are due to begin next year.
The land is zoned as a green belt in the Fingal County Development Plan 2005-2011.
Stephen Cassidy of Savills HOK said the land going for sale offered "significant potential" to be rezoned for a high value development because of its strategic location close to the airport, the M1, M2 and the M50.
