Ranelagh €3.4m: Colliers Jackson-Stops will auction 7 Winton Road, a two-storey over basement Victorian semi, with an advised minimum value (AMV) of €3.4 million on May 9th. It extends to 256 sq m (2,788sq ft) and has three bedrooms.

Winton Road is off Appian Way in Ranelagh, Dublin 6, with number seven at the end of the road, backing onto Fitzwilliam Tennis Club. The front of the house faces the rear of Leeson Park. A wing to the side of the house, an Edwardian addition, was sold off some years ago and an apartment created with its own entrance. It does not, however, take away from façade of the house.

The house has off-street car-parking in the front garden. A wide entrance hall sets the tone for what is to follow: almost all rooms are bright and generously sized. The house once underwent a renovation by architect Michael Scott, who opened the two reception rooms into one large space, removing the dividing doors. Together these rooms are an impressive but not overwhelming area. Shutters, cornicing and other features one might expect are in place.

New owners may want to update certain features, like the bathrooms upstairs. In the basement, a modern kitchen is a definite keeper. The floor is limestone and units are streamlined. The kitchen opens into a breakfast room facing the garden, accessed through a large sliding glass panel door. Four roof lights bring in more light.

The garden has been cultivated in a wilderness style. To the front of the house at this level is the dining area, a fine room with marble chimneypiece. A door to one side opens to the front garden.
