Developers involved in the delivery of homes for Dublin’s private rented sector (PRS) will be interested in the sale of a site with full planning permission for 28 apartments and two commercial units.

Located in the heart of Saggart village and within close proximity to Citywest Business Campus, the N7/Naas Road, M7 and wider motorway network, the subject property will come for auction via the Offr digital platform at 12pm on Thursday, May 12th.

The 0.36 hectare (0.89 acre) site, which is being marketed by agent Cushman & Wakefield, carries a reserve price of €1.4 million.

The existing planning permission provides for 28 units comprising a one-bedroom apartment, and six two-bedroom apartments, 10 two-bedroom duplexes units, 10 three-bedroom duplexes and a three-bedroom house. The development also includes a 263sq m (2,830 sq ft) retail unit and a 100sq m (1,076 sq ft) office unit. along with 28 surface car-parking spaces.

Saggart village is situated 16km southwest of Dublin city centre, and can be accessed via the N7, located 1km north of the property. The village is well served by public transport. The Luas Red line stop at Saggart is located just 750m northeast of the property. The immediate vicinity is home to a number of leading retailers, restaurants and cafes, including Dunnes Stores, Avoca and Insomnia.

Paul Nalty and Karl Lynch of Cushman & Wakefield’s development land division will be handling the auction. They say they expect to see strong demand for the site given its town centre location and existing planning permission.
