STUDENTS SHOULD record the condition of rental properties prior to moving in so as to avoid disputes with landlords over deposits when moving out, housing charity Threshold said.

Threshold’s legal officer Kevin Baneham said disagreements over deposits were the most frequent conflict between tenants and landlords and that keeping records was vital to ensure tenants had something to stand over if a dispute should occur.

Speaking following the launch of a Union of Students in Ireland (USI) rental guide, Mr Baneham said it is a buyer’s market for students seeking properties. “If a 12-month lease does not suit you should look for a six- or nine-month one that does,” he said.

USI welfare officer Rebecca Murphy (above with Clare Cullen vice president DIT Student Union) said students pay an average of €3,500 in rent each year as well as a deposit. She said it is crucial students keep accurate records of all payments to landlords in order to protect their rights.
