Revamped Dublin offices with a city centre address are new to the letting market this week through Knight Frank at €624.30 per sq m (€58 per sq ft).

The block, at 2-4 Merrion Row, is just off St Stephen's Green and adjacent to the Shelbourne Hotel. Its owner, Irish Life, has recently completed redevelopment work on the building which now offers 1,044sq m (11,238sq ft) of open-plan space over four floors.

Also included are four parking spaces to the rear – available to let at €4,000 per space – and bicycle storage accessed through electronic gates.

Access to the building is through a contemporary reception area while the remainder of the space has been revamped to a third-generation spec.

The top floor has views towards Government Buildings while the Luas, Dart and numerous bus routes are all within walking distance. There is also a wide selection of restaurants and shops nearby.

Irish Life acquired 2-4 Merrion Row in June 2015. It formed part of the €154 million Sovereign Portfolio assembled mainly in the 1990s by Royal Liver Assurance which now trades as Royal London Asset Management.
