Kilcoole: from €379,000One of the first new launches for some time in the village of Kilcoole will attract strong interest from locals in the Greystones and Delgany area.

Developers Durkan Residential and joint selling agents H J Byrne Real Estate Alliance and Bohan Property Consultants will be opening showhouses this weekend at Wellfield, a small scheme of 32 three and four-bedroom houses off Sea Road, Kilcoole.

A number of houses have pre-sold quietly and 15 remain for sale in today's launch, which opens for business at noon today.

The architecture by Bernard J Burke & Associates matches the character of the village, with dormer roof windows, tiled porches and unusual porthole windows.

A mixture of façades in redbrick and render, and brick detail over windows adds variety to this small development.

Kitchen appliances are standard in all the houses - a cost-saving factor that will be welcomed by cash-strapped buyers. Ivory-finish wardrobes are fitted in all but one of the bedrooms. A tiling allowance is also given for kitchen and bathroom walls.

Prices start at €379,000 for three-bed terraced houses of 99.7 sq m (1,074 sq ft). These have a sittingroom to the front and open-plan kitchen/diningroom to the rear at the end of a hallway. A good-sized guest toilet is at the foot of the staircase.

Upstairs are two double bedrooms and one single, all with wardrobes and with an en suite shower off the main bedroom.

Four-bedroom semis are also on offer at Wellfield. These cost from €419,000 for 117.8 sq m (1,268 sq ft) of space. A bay-windowed sittingroom is to the front here, with a large kitchen/diningroom with utility opening to the back garden.

Priced from €479,000 are four-bedroom dormer bungalows with 135.7 sq m (1,461 sq ft) of living space. Two bedrooms, one with an en suite shower room, are tucked into the roof space. Downstairs, a sittingroom with fireplace and double bedroom are either side of the front hall.

Completions at Wellfield are expected to run from April to October this year. Viewing starts today and continues this Saturday and Sunday afternoon.
