Crosbies Yard: from €264,000 A new phase of an apartment scheme close to Connolly Station in Dublin's north docklands beside Spencer Dock is being sold from plans by Hooke & MacDonald.

Seventy of the 200 apartments have already been sold, says the agent, which is launching 30 more homes in this phase.

Prices for the one-bedroom apartments, which measure an average of 50 sq m (540 sq ft), start at €264,000, and the two-bed apartments - from around 63-80 sq m (675-860 sq ft) - start at €320,000.

The dual-aspect apartments run the full width of each block, and many of them have sun balconies.

The blocks to the east and west of the site will have livingrooms that look inwards to a garden (which will have a sculpture by Patrick O'Reilly), while the livingrooms in the south block will overlook the Royal Canal to the south and the Dublin mountains beyond.

Electrical appliances will be included in the kitchens as well as fitted wardrobes in the bedrooms.

The kitchens and bathrooms have floor and wall tiling as standard.

Crosbies Yard takes its name from its developer, Harry Crosbie, who has long been associated with this area of Dublin.

The scheme, which is accessed via Ossory Road, is currently on-site and the first apartments are due to be completed in 2006.

Forbes Quay: from €305,000 A new phase of apartments at Sir John Rogerson's Quay is being sold from plans by Hooke & MacDonald.

Many of the apartments in Forbes Quay, which fronts onto the Liffey, are dual aspect and have balconies.

One-bedroom apartments - measuring from 41-55 sq m (440-590 sq ft) - start at €305,000; two-bed apartments - 65-78 sq m (700-840 sq ft) - start at €390,000; and three-beds - 90-111 sq m (970-1,200 sq ft) - cost from €550,000.

The scheme is in the Grand Canal Harbour area of the docklands, which is undergoing a great deal of development at the moment.

Forbes Quay will comprise 124 apartments when it is completed next year. Fifty apartments have already been sold and 25 more homes are being released in this phase.

Appliances are included in the fitted kitchens along with wardrobes in the bedrooms.

The scheme, designed by Keane Murphy Duff Architects, has a mix of apartment layouts. Many of the homes will have views over the water or a courtyard.
