D22: from €238,500 Living across the road from the Luas will encourage interest in Mount Talbot, a small development of 130 apartments near the Red Cow at Monastery Road, Clondalkin, Dublin 22.

Joint agents J P & M Doyle and Mulrooney Property Consultants will be taking bookings at two show units, which open for viewing this weekend. Twelve two-beds and 36 one-beds are on offer in this phase, which will be ready to move into by early summer this year.

Prices start at €238,500 for good-sized one-bedroom apartments of 51.4-57 sq m (553-616 sq ft). Two-bed apartments from 69 sq m (746 sq ft) cost from €310,000. The scheme comprises two contemporary blocks, each with a central atrium which floods the general areas with natural light.

The apartments come fully equipped with kitchen appliances and floor and wall tiling in the bathrooms. The latter have vanity units, large mirrors, downlighters and heated towel rails. Internal doors are cherrywood, to match the cherry wardrobes fitted in each bedroom. The main bedroom in the larger apartments has an en suite shower room.

Each apartment has either a decked balcony or a sun area formed from the atrium. Balcony sides are glass with brushed steel handrails. One underground car-parking space is also part of the package. Heating is gas, there are lifts and an intercom video system provides security.

Landscaped grounds surround the blocks at Mount Talbot. Across the road via a footbridge is the Luas stop, where a park-and-ride facility is also available.
