Clonsilla: Traditional four-bedroom semi-detached houses with gardens in Clonsilla, Dublin 15 are viewing this weekend with the Douglas Newman Good agency.

With the proliferation of apartment and duplex schemes all over the city, proper houses with driveways and decent gardens have become a rare occurrence.

Sorrel Park is the latest scheme from Lynam Homes, a company with a firm track record in this area. Prices from €340,000 could attract a wide spectrum of buyers, from first-time buyer couples to families trading up from a three-bedroom house.

This development is up-and-running and early buyers have already moved in. This phase is the penultimate at Sorrel Park - the entire estate should be finished and bulldozers off the site by next spring.

Twenty-eight four-bedroom semis in two designs and two four-bedroom detached houses are on offer in this phase. A showhouse will be open on Saturday and Sunday from 3 p.m. to 5 p.m.

Sorrel Park is a similar development to nearby Limelawn Park, another Lynam Homes scheme now sold out. This is where the Sorrel Park show house is located. Access is through the Sorrel Park entrance off Shelerin Road.

Four bedroom semi-detached houses have an open-plan sitting/dining area, with a spacious kitchen/breakfastroom spanning the rear. An alternative house-style has the sittingroom separate from the formal diningroom. This arrangement has proved popular with families, who use the diningroom as a family or playroom.

Interior specification is of a high standard, with contemporary fitted kitchens and wardrobes and quality wall tiling in kitchens and bathrooms. The greatest selling point in the Sorrel Park houses is their family-sized back gardens, which come fitted with a deck for sitting out. There are conventional driveways and railed front gardens - rare commodities in these high-density times.

The development is laid out in child-friendly cul de sacs, with landscaped communal areas. About five miles from the city centre, the area is well-served by public transport, including an Arrow rail link at Coolmine and Clonsilla stations. The M50 and the Navan Road are both within five minutes of the site by car and Blanchardstown Centre is almost on the doorstep.

Completions are expected in early spring 2004.
