Sandycove: €1.85mNumber 2 Newtownsmith, a stretch of coast road in Sandycove between Dún Laoghaire and Dalkey, Co Dublin, is one of a row of Victorian houses facing straight onto the sea.

It will be auctioned by Lisney on March 28th with an AMV of €1.85 million.

The current owners bought the 228sq m (2,450sq ft) four-bedroom house four years ago and as part of a thoughtful renovation and extension, turned the accommodation upside down, putting the bedrooms downstairs and living areas upstairs.

This maximises the views of Sandycove Green and Scotsman's Bay - the bit of Dublin Bay between the Forty Foot bathing place and Dún Laoghaire's east pier - right across the road.

The house has been restored in a way that maximises light and almost every room is extremely bright. At hall level, a large bedroom to the front has views to the sea and original features like a cast-iron fireplace and deep window shutters.

This room shares an en suite shower room with another large bedroom behind. Also on the ground floor is another double bedroom, a smaller children's room and a family bathroom, all accessed from a corridor that runs the depth of the house.

The decoration, with stripped floorboards and fresh white paintwork, is neutral enough to allow new owners do their own thing.

Upstairs on the half landing is a large guest toilet. This floor gives fantastic views towards Howth and is a great entertaining and living space, made up of three distinct areas.

There's a wide livingroom to the front, a smaller family room off it and a large kitchen with vaulted ceiling to the rear. Each room opens into another, which results in a relaxed atmosphere.

The kitchen has white units and stone worktop from Alno and spacious dining area. Doors open from the kitchen to a large elevated deck and patio. There is a small yard below the deck but no back garden and no off-street parking. It is sheltered and faces southwest.
