Three homes with potential in Dun Laoghaire

Buyers looking for a little bit extra may find hidden value in these southside properties

Glenageary: €2m

There was a time when 148sq m (1,600sq ft) was considered plenty of space for a detached house, but no longer.

Mount Mary sits on a quarter on an acre on Marlborough Road, one of the best roads in Glenageary, but new owners are likely to either radically extend the four-bedroom house, or even knock it down and begin again.

Lisney has put an advised minimum value (AMV) of €2 million on the property which goes to auction on March 16th.

Located on the sunny side of the road and within striking distance of the Dart station, Mount Mary has a traditional interior with a sittingroom and diningroom leading off the front hall, and a rear hall leading to a small kitchen and breakfastroom and sunroom overlooking the sheltered back garden.

A bathroom on the first landing serves all four bedrooms, three of which have original cast-iron fireplaces. At the top of the house is a fifth room that was possibly a maid's bedroom. With large houses extremely scarce in this area, and sites virtually non existent, there's likely to be big interest from well heeled locals wanting to trade up.

Glasthule: €1.6m

Houses with Pre '63 declaration for flats are hugely sought-after across Dublin and it's rare to find them in this southside location. However, 12 Summerhill in Glasthule is one such property. It's a two-storey over basement house divided into six flats in a terrific location directly opposite a Dart station.

Lisney has put an advised minimum value (AMV) of €1.6 million on the 397sq m (4,275sq ft) house which has views across the rooftops to Dublin Bay from the top floor. It will be auctioned on March 15th. Three of the units have two bedrooms with the remaining being spacious one-bedroom flats. The house has many original features intact, including marble fireplaces and working shutters. There is a good-sized front garden with parking, and a yard to the rear with a door to The Metals - the laneway that runs along with railway line.

Dún Laoghaire: €1.75m

Investors and housebuilders alike will be in the running for Hazeldene, a handsome two-storey house that occupies a prime quarter-acre site on the corner of Corrig Road and Clarinda Park West.

Selling agent Lisney is quick to point out that the early 20th century house is not listed, and so could be demolished and replaced with a housing scheme, subject to the necessary planning permission. However, with an advised minimum value (AMV) of €1.75 million before the March 15th auction , the six-bedroom house has considerable appeal as a family home.

It's a solid, double-fronted house with around 183sq m (1,970sq ft) of living space that includes two reception rooms and a kitchen breakfastroom with access to the garden. Upstairs, three of the bedrooms have nice views over the communal grounds of Crosthwaite Park. The well-screened front garden offers plenty of off-street car-parking while the grounds also include a greenhouse with access to a large den with a further 53sq m (574sq ft) of space.
