Dublin 4: €5m In the heart of prime Dublin 4, 152 Merrion Road in Ballsbridge is a six-bedroom, triple-fronted house that's ready for a large family to move into immediately

Sherry FitzGerald is quoting an advised minimum value (AMV) of €5 million prior to auction on May 17th.

The recent renovation has been carried out to a high standard and with great attention to detail throughout the 353sq m (3,800sq ft) house.

The flower beds in the mainly gravelled front garden are the same shape as the two bay windows and the original pretty stained glass in the hall door is replicated in the door to the guest cloakroom that faces it. The layout downstairs is very fluid, perfect for entertaining, and is emphasised by the neutral décor and wooden floors throughout.

To the right, off the limestone-floored hall, is a formal drawingroom/diningroom running the depth of the original house and leading through glass doors to the sunroom extension.

This has been designed to trap the sun all day and it's a glorious space of ballroom proportions which opens out to the garden. This has a reasonable lawn, some gravel and warm Indian sandstone flags laid as a path and in a circular patio close to the house.

The sunroom also wraps around into the kitchen, which is a vast expanse of hand-made units by John Daly, painted off-white and topped with granite.

There are two sinks, a five-oven Aga and an American-style fridge, and off the kitchen is a utility room with built-in units.

The kitchen leads back to the hall through an informal livingroom at the front, off which is a cosy, bay-windowed study.

Up the bright stairs, with wood panelling to dado height, are four bedrooms, three of them en suite.

The main bedroom was originally two bedrooms and it overlooks the main road, but the wooden double-glazed windows throughout the house block out the noise.

The family bathroom, like all the others, has high quality sanitary ware and is a very decent size. Up the stairs beside this are two further en suite bedrooms off a landing lit by dormers and there's plenty of under-stairs and under-eaves storage including a linen cupboard.
