Sunny, renovated Appian Way house returns to the market

A substantial period detached house on fashionable Appian Way has returned to the market with a private treaty price of £1

A substantial period detached house on fashionable Appian Way has returned to the market with a private treaty price of £1.75 million (€2.2m). Number 4, a tall redbrick house on the corner of Winton Road, was guiding £1.8 million (€2.3m) at a Lisney auction last October.

Davin is now handling the sale of the 5,000 sq ft four-bedroom house, which has been renovated with immense style and has ample space for the largest of families. Appian Way, although with a Dublin 6 postmark, is just off Upper Leeson Street, a pleasant stroll from St Stephen's Green and the delights of Herbert Park.

The house for sale is one of the largest on the road, double-fronted, with granite steps to the front door. Inside, the entire house has been sensitively restored, with working sash windows and shutters, antique brass door accessories and a spacious modern kitchen at garden level large enough for a posse of children.

Floorboards throughout the house have been stripped back and stained a rich mahogany colour. The arched hallway has been decorated in soft neutral colours which are a perfect foil to the magnificent ceiling plasterwork.

The drawingroom to the right is also decorated in cream and white, with a huge bay window overlooking the side garden. The ruched silk curtains, with all other curtains and carpets, are included in the sale. An original grey marble fireplace has a tiled inset.

The formal diningroom across the hall is painted a contrasting deep raspberry to match the pink marble fireplace. Behind the drawingroom is a library with a limestone fireplace and an entire wall of mahogany bookshelves.

At the end of the hall is a small office and clothes storage room. A conservatory with a slate floor links to a large timber-floored gymnasium over the garage.

The garden level, very bright and cheerful, has a big central kitchen with hand-painted cream units, granite worktops and a cream Aga. Integrated top quality appliances are included. An informal dining area is on the other side of the room. Along the hall is a large playroom, with a child's cloakroom, and a laundry room with a Belfast sink.

Upstairs, there are three double bedrooms and one single. The south-facing main bedroom has a marble fireplace and a good range of fitted wardrobes. A short flight of steps leads to an en suite shower room with a power shower. The main bathroom has a polished timber floor and there is a separate guest toilet on the half-landing.

Outside, electronically operated gates off Winton Road lead to a cobbled driveway, double garage and a quaint inner courtyard. Off this, a guest suite has a double bedroom with en suite shower room. The gardens have a sunny aspect and are very private, with flower borders and a wonderful old copper beech spreading over the lawn.
