Dublin 15 from €545,000:  Three and four-bedroom houses go on sale this weekend at Chapelwood, a medium-sized 90-unit development opposite Hollystown golf course in Dublin 15.

Prices from €545,000 and a high standard specification will attract families upgrading in the north Dublin suburbs.

McPeake Auctioneers will be taking deposits for a further 30 houses in this scheme by Hollystown Developments, with a choice of four designs on offer. Show houses open at noon on Saturday and Sunday.

Hollystown Developments has raised the bar at this scheme, with granite worktops, Bosch kitchen appliances, Jacuzzi baths and floor and wall tiling included in the price.

The landscaping will incorporate a water feature in the open area, which will be well landscaped.

Three-storey three-bedroom semis of 127sq m (1,370sq ft) - starting at €545,000 - are designed with a kitchen/diningroom to the front and good-sized sittingroom opening to a fenced back garden.

A utility room and guest toilet are also at this level. Two double bedrooms, the family bathroom and a small study are on the first floor, while a main bedroom with en suite spans the top level.

Eight three-storey four-bedroom semis of 137sq m (1,480sq ft) cost €599,950 this weekend, but may go over the €600,000 mark in subsequent weeks, according to the selling agent.

These have a traditional layout, with a sittingroom to the front and a large kitchen/diner at the back, opening to the garden.

Three bedrooms, including on en suite and the family bathroom, are on the first floor and the main en suite bedroom is at the top of the house.

Four-bedroom detached houses of 166sq m (1,790sq ft) from €745,000 have two double bedrooms - one en suite - one single room and a bathroom on the first floor and a large en suite double room on the second floor.

Slightly larger four-bedroom detached houses of 173sq m (1,860sq ft) with a study on the ground floor cost from €785,000.

Completions for this new phase at Hollystown are scheduled for January and February 2007.
