Rathmichael/€985,000:  Built in 1860 as the coach-house for Old Conna House, and located in a pretty stable yard, The Coach House, Old Conna Village, Rathmichael, Co Dublin will be auctioned on October 18th by Douglas Newman Good with an AMV of €985,000.

The house came on the market 15 months ago with an AMV of €1 million. It was sold, but the sale subsequently fell through. The house has now been restructured, with 185sq m (2,000sq ft) - one-third less than the original.

It's a home which has enjoyed a glamorous history. Former owner film-maker Peter Sheridan used its interior in My Left Foot. Current owner Rory Golden, former head of Virgin Records Ireland, is the first Irish diver to visit the deck of the Titanic.

It seems apt then that his home has a nautical theme, courtesy of a number of porthole windows. There are two reception rooms, three bedrooms and two bathrooms. The front door opens directly into a gallery/dining area with a two-storey vaulted ceiling and exposed King Post Trust Beams. Floored in pine, the room is overlooked by a balcony and landing. Glazed doors lead to a drawingroom which has an old-style feel, partly due to decoration and also to the views from its windows. There is a large fireplace, and door to a rear patio and garden. A ground floor toilet is nearby.

Timber open-plan stairs lead to the first floor. Turn left for a large en suite main bedroom with front views of the stable yard and rear windows overlooking the garden. Turn right for two further bedrooms, and a shower room with toilet. Between each wing is a well lit galleried landing which could serve as a rather funky home office.

The approach is through the Aravon School gates along a private drive to the stable yard which provides parking.

The rear garden patio, and window cills, have been constructed from bricks from the factory of Jacob Biscuits, Bishop Street, Dublin. The patio gives to an old lawn garden with a profusion of mature trees and shrubbery.
