Co Dublin: from €380,000Apartments in a secluded development in Loughlinstown will appeal to downsizers, and to parents helping their children get on the property ladder, writes Orna Mulcahy

A small apartment scheme tucked away in a quiet leafy location beside Loughlinstown Hospital in south Co Dublin will tick the right boxes for locals looking to make a safe investment.

There are just 40 apartments in the development which is reached at the end of a cul de sac at Park Na Silla, off the Loughlinstown N11 roundabout.

With one-bedroom units starting at €380,000 and spacious two-beds ranging in price from €420,000 upwards, the scheme, called The Croft, will attract downsizers from the neighbourhood. A number of locals have also been making enquiries about the scheme on behalf of their children.

The site was once part of the grounds of Park Na Silla House, which remains in private hands. Large mature trees run along the boundary line lending an established and leafy feel to this new development, while to the front there are clear views down to the sea. Four houses will also be built on the site, close to the entrance.

Catherine O'Connor of Savills HOK is handling sales at the The Croft which is being built by Brian Haughey's Woodbridge Developments.

The units are located in four separate blocks each just three or four storeys tall. The majority of the 40 apartments will be two-bedroom units with just six one bedroom and 10 three-bedroom homes available.

The scheme's 53 car parking spaces are located with some guest parking on the surface.

Inside, the apartments are surprisingly big and airy with the best units being the larger two-beds on the upper floors running from front to back of the building. This dual aspect means that residents will enjoy sun in the morning in their main bedroom and in the afternoon on the balconies to the rear.

The balconies are extremely large and have big glazed shutters that give a winter-garden effect when closed, but which can be opened fully in warm weather.

The scheme backs onto a dense belt of trees that give it a peaceful, almost rural, feel.

The larger of the two-bedroom units have floor areas of almost 83.5sq m (900sq ft) and cost from €455,000. The extra space can be seen in good sized bedrooms, wide hallways, and in the storage areas.

The show apartment has a nicely fitted utility room that leads directly to a walk-in hot press so that laundry can be kept behind closed doors.

Bathrooms are fully tiled, as is the norm these days, while the kitchens are smartly fitted with walnut and ivory doors.

Recessed lighting is also standard and the apartments are wired for surround sound.

The Croft is well served by public transport with four city centre bus routes (including an express service) passing close by the development.

Shankill Dart station is less than a mile away, while the proposed extension of the Luas Green line from Sandyford to Cherrywood will make this quiet neighbourhood far more accessible.

The planned expansion of the Cherrywood Science and Technology Park will also bring an increase in shopping cultural and leisure facilities.
