A four-bedroom Donnybrook house in walk-in condition, with the added bonus of a high degree of security, goes on view this week.

Selling agent Lisney is guiding £375,000 for 15 The Court, Donnybrook Castle, which goes to auction on April 14th. This is possibly the first townhouse in this Dublin 4 development to come on the market since its launch three years ago. Many of the initial purchasers were returning emigrants and business executives, attracted by both the seclusion of this small estate and its convenience to the city centre. Similar houses cost in the region of £230,000 when they first went on the market.

Located at the Donnybrook end of the Stillorgan dual-carriageway, the development is entered through electronically controlled security gates to a landscaped driveway that curves around the development's three apartment blocks to a secluded cul-de-sac at the rear of the development. There are just 15 houses at The Court. Six of these are substantial three-storey houses and the remaining nine are pretty bay windowed semis with rustic brick and ornamental tile frontages and good back gardens. Number 15 has 1,330 sq ft of accommodation and is in impeccable order. Carpets, curtains and all the built-in electrical appliances in the kitchen are included in the sale and the owners are willing to part with the furniture.

A leaded glass front door leads to an oak-floored hallway with a guest cloakroom off. The drawingroom has a pale oak floor, marble fireplace with a brass surround and a deep bay window overlooking the front garden. Sunken lighting is an attractive feature of this room.

Folding glass panelled doors lead to a compact diningroom, which opens into a bright conservatory. The kitchen is decorated in bright blue and yellow and is large enough to eat in. The built-in Neff oven and hob, fridge/freezer and dishwasher are part of the sale. A picture window overlooks the back garden and there is a door to the conservatory.

Off the kitchen, there is a small utility room plumbed for a washing machine and a fitted cupboard.

Upstairs, an atrium window lights the landing and stairwell. There are two double and two-single bedrooms. None is particularly spacious but each has good storage space.

The main bedroom to the front has a bay window and a wall of fitted wardrobes. An en suite shower room off this room has a ceramic tiled floor and good quality white sanitary ware with brass fittings. The other double bedroom, which has fitted wardrobes, overlooks the back garden. The two single rooms each have built-in wardrobes. The family bathroom has a white suite with brass fittings and plenty of cupboard space. A pull-down ladder gives access to a partially floored attic, which would serve as a playroom or study. Outside, there is a cobble-locked driveway to the front with low walls and a selection of flowering trees and shrubs. A gated side entrance leads to the rear garden, which has two separate patio areas to take advantage of both morning and evening sun.

Clematis and climbing roses are well advanced on the side wall and an old cut granite boundary wall makes an attractive feature at the rear. A timber garden shed against the back wall has its own flower-filled window boxes.
