Dublin 6: Douglas Newman Good is suggesting a guide price of €1 million for a large detached house at 56 Palmerston Road in Dublin 6, prior to auction on October 30th. The Victorian redbrick stands on the corner with Windsor Road with gardens to the front, side and rear.

The guide price sounds low for such a substantial property - three-storey over basement, it has a floor area of 325 sq m (3,500 sq ft) - but it does need extensive refurbishment.

Currently divided into eight units, most of its original fireplaces have been removed, and many rooms have false ceilings. However, it is likely to be bought as a family home, and it will certainly appeal to the growing number of small developers who make a good living from taking on house projects one at a time, refurbishing over several months and then selling the property on at a handsome profit.

The current layout has three units at hall level, one of which occupies what would have been the drawingroom with its wide bay window. The first floor has a further two units; at garden level there is a three-bed flat and two further one-bedroom units. Pat Mullery is handling the sale from the agency's Terenure office.
