Ballsbridge/€2.85m:Lisney has dropped €650,000 from the price of a five-bedroom house at 3 Nutley Avenue, Ballsbridge, Dublin 4. The house went on the market in March with an AMV of €3.5 million. It failed to sell at auction and the price has been dropped to €2.85 million.

Number 3 has 271sq m (2,917sq ft) of space making it an ideal choice for families. Location aside, its big selling point is its massive back garden. A small stream at the bottom of the garden provides a boundary between it and the adjoining French ambassador's residence on Ailesbury Road.

Set on one-third of an acre it could be of interest to a buyer with expansion plans. A similar house up the road is being transformed into a 650sq m (7,000sq ft) property.

The house has been well maintained by the owners. It has a traditional layout - family room to the front and interconnected dining and sitting room. A smart kitchen with beech fitted units is to the rear of the house. A utility room, small study and guest toilet complete the downstairs layout.

Upstairs there are five bedrooms. The main bedroom is en suite and has its own dressing room.

Outside there is lots of space to the front for cars. The attractive rear garden is full of mature shrubs and is large enough to accommodate a substantial extension and leave room for a decent garden.

Nutley Avenue is in striking distance of a range of D4 facilities including the Merrion shopping centre, St Vincent's Hospital and UCD's Belfield campus.
