Many of the homes on view this weekend come with price cuts and other incentives

* A THREE-BEDROOM apartment in a converted convent in Milltown, that had been for sale at €1.45 million, has had its price cut to €925,000 by Gunne Residential.

Number 12 St Convent Hall, Mount St Annes, is a striking duplex with a lot of original detail, including exposed redbrick walls, reclaimed wide-plank flooring and a handsome Italian kitchen.

The two floors are connected by a spiral staircase to capitalise on space in the generous 164sq m (1,765sq ft) home.

* Rent-to-buy schemes are gaining popularity throughout the country, with developers offering potential buyers the option to rent for a set period before committing to a purchase.

In the case of Baker’s Yard, a development nearing completion at the corner of Portland St North and North Circular Road in Dublin 1, buyers can rent for 12 months, and have an option to buy at a price that is fixed now.

All rent paid in the 12 months will be refunded if the purchase goes ahead, says sales agent Hooke MacDonald.

Alternatively, the would-be buyer can walk away. The rent is €1,000 a month for a one-bed and €1,550 for a three-bed, with two-bed homes renting at €1,300 a month.

One-bedroom units cost from €254,000; two-beds are at €299,000 and three-beds cost €360,000. All prices include a car-parking space.

* In Cabinteely, Savills has just reduced the price of a four-bedroom semi-detached home at 11 Granville Road from €810,000 to €695,000. The 124sq m (1,334sq ft) house, in an enclave off Johnstown Road, comes with off-street car-parking and a garden gravelled for low maintenance.

* In popular Delgany, joint agents Sherry FitzGerald New Homes and Lennox Estates are hoping that couples will fall in love with a collection of detached and semi-detached houses at Delgany Wood which is now for sale at reduced prices. Three-beds were first launched at €695,000 in 2006 and now cost €395,000. Five-bedroom houses which last year were at €995,000 are now €895,000. The six-bed detached houses started at €1.5 million and are now at just over €1 million with just two remaining.

* Smart new houses built by Durkan at Silken Park in City West will also be of interest to first and second-time buyers with newly fitted showhomes on site in the development of 149 homes. Prices range from €319,000 for two-bedroom homes with study, up to €560,000 for four-bedroom detached homes. A young design team here has ensured some great features including smart kitchens and bathrooms.
