When number 79 Rathgar Road came on the market in 2007 it had been renovated to a high standard by its builder owner. The two-storey-over-basement mid-terrace house came with the expected top-of-the-market features including restored period details in the beautifully proportioned interconnecting reception rooms, a Siematic kitchen in the basement and travertine tiles in the bathroom, which also has Villeroy & Boch fittings.

It went to auction with an advised minimum value of €2.25 million. The timing couldn’t have been worse, it didn’t sell and so was rented for a number of years. By the time the present owners bought, in 2011, the price for the 230sq m/2,476 sq ft house had been reduced to €775,000.

It is now for sale through joint agents DNG and Savills with an asking price of €1.75 million.

The owner did some updating that included laying new floors at garden level, installing a wood-burning stove in the kitchen and period-style radiators elsewhere, doing work on the roof and commissioning extensive landscaping to the front to create a drive for two cars surrounded by well-chosen planting.

There are three bedrooms upstairs as well as the family bathroom, and down at basement level the kitchen is to the front with a room to the rear which is used as a playroom and guest bedroom. Also down here is a smart-looking shower room and access to the front of the house, under the tall granite entrance steps, and to the rear garden. There is also access from the hall level down to the garden with a metal staircase installed some years ago.

The house is presented in attractive decorative order so new owners will have to do very little. One thing they could do if they wished is apply for planning for a mews at the end of theNumber 79 is one of the very few houses on the terrace with its garden still intact and it did have mews planning which expired in 2004. The agent suggests that the mews site alone could be worth €300,000. The garden has been partially divided into a patio and on to a lawned area.
