Protected Ranelagh grandeur, sumptuously upgraded, for €1.35 million

Refurbished property has dumb waiter, designer features and an artificially lawned terrace

Number 29 Ranelagh Road is a house that has been seriously upgraded by its hotelier owner in the 13 months since it last sold in March 2014 for €525,000, according to the Property Price Register.

The protected structure is back on the market through agent Owen Reilly at an asking price of €1.35million, which represents a 160 per cent increase in a little more than a year.

The owner enlisted the professional services of interior designer Sarah Graham. At garden level she opened up the whole space, which is 6.5 metres/21.3ft wide, to create a large kitchen/livingroom/ diningroom. This has Corian-topped counters and a tiled area with Devimat underfloor heating.

Top of the range

The Warendorf designer kitchen has top-of-the-range Miele appliances, including a rotisserie oven, a warming drawer and a salamander grill.

But the unique feature in this house is the addition of a dumb waiter that can deliver food and drinks up one floor to the diningroom or up two floors to the master bedroom, where a piping-hot cooked breakfast can be served in bed – a hotel flourish rarely seen in private homes.

The current owner also finds the lift service handy for delivering laundry from the upstairs bedrooms down to the utility room.

One of the four bedrooms, a double, is at this downstairs level and has an adjacent shower room that would suit an au pair or live-in nanny.

Artificially lawned

Doors lead outside from both the bedroom and the kitchen, where there is a patio area and an artificially lawned west-facing terrace, access to which is from a set of steps.

The interconnecting rooms at hall level are lovely. You can see the dome of the Church of Mary Immaculate, the church in Rathmines, said to have been purchased cheaply from Russia during its revolution.

In the diningroom, to the front, the dumb waiter is hidden from view behind a fake cupboard. Graham had another matching storage unit built into the other alcove to give the room a sense of balance, this one serving as an impressive drinks cabinet.

The house has four bedrooms, two doubles and two singles. The singles are situated on the hall and first-floor returns, and each has a shower en suite.

Walk-in wardrobes

The master bedroom has especially high-spec walk-in wardrobes and a big en suite bathroom where the shutters can be half-closed to give privacy without any need for blinds.

All the bathrooms have Villeroy and Boch sanitary ware selected for its durability.

The house, which measures 186sq m (2,011sq ft) has on-street parking only. There is an option, subject to planning permission, to apply for off-street parking to the front.
