New homes: Malahide scheme launch after first phase sellout

Latest phase of development at Robswallk to feature 24 three- and four-bed homes


Two new showhomes are opening this weekend when the latest phase of homes in Hollybrook at Robswall launches.

Last year, 60 homes were completed and sold in the Malahide development, but the two- and three-bed properties were only available to buy off plans at the time. On Saturday and Sunday from 10.30am to 12.30pm, Hollybrook is unveiling its first three-bed showhouse as well as a new four-bedroom show home unit.

This phase has 24 properties in total available, in what will ultimately be a 150-unit scheme on nine acres of land. Completion dates on this phase range from early summer into the end of 2016.

While there appears to be a drop in price at the higher end, it corresponds with a drop in size, while at the lower end prices have risen slightly for the same size property. Three bed houses (104sq m/1,119sq ft-113sq m/1,219sq ft) now range from €450,000 to €465,000, up from a previous starting price of €420,000.

Four bed houses (137sq m/1,475sq ft - 141sq m/1,520sq ft) now start from €540,000 up to €570,000, down from a previous starting price of €630,000. The new Type B four bed house (182sq m/1,959 sq ft) will cost €640,000 and there will be only two of these units available.

All of the properties are energy-efficient A-rated builds, with low maintenance external brick elevations. Each home is generously proportioned with good floor space. Kitchens are fitted as standard, and all three- and four-bed units have separate utility rooms. Central heating is gas-fired. All of the properties are subject to a management fee of about €285 a year.

Hollybrook deliver pre-snagged properties prior to handover and according to the selling agent for the scheme, Jackie Horan of Knight Frank New Homes, surveyors and purchasers alike report a high standard of finish that is returning blank snag lists.

Malahide is 16km from Dublin city centre and Robswall is serviced by Dublin Bus routes and the Dart from Malahide. Dublin Airport is a 10-minute drive.
