New four-bed houses in Dún Laoghaire

Development is due to be completed this summer with prices from €635,000 to €800,000


Built on an 18th-century landlord’s estate, these newly built four-bedroom homes offer a seclusion not typical of a new scheme in a Dublin suburb.

Situated on 3.5 acres on Rochestown Avenue, the development comprises just 12 houses. The first four are fully completed (three of these have already been sold), while the remaining eight are being sold from plans and are due to be finished by August.

With boxed hedges, matured apple trees and various rare species of flowers, the 150-year-old Georgian walled garden is the highlight of this Dún Laoghaire scheme. The original landlord’s house was refurbished and sold two years ago by the builders of Kensington Manor, Ecologic Design and Build.

The A3 Ber-rated designs range from 153sq m (1,650sq ft) semi-detached houses up to 232sq m (2,500sq ft) detached, with prices varying accordingly, from €635,000 up to €800,000.

Comparison

A good comparison in the area would be the Cosgrave-built Brickfield scheme in Honeypark, on Glenageary Road Upper, where 200sq m (2,150sq ft) four-beds were sold for €655,000 during the summer.

At Kensington Manor, the redbrick exteriors cover the whole of each house and are complemented by the granite sills and door surrounds.

Inside, there are high ceilings with decorative cornices, and buyers have a choice of either high-gloss or timber kitchens. There are double patio doors opening out on to a relatively small paved garden with little greenery, though this should be weighed up against the communal walled garden.

Kensington Manor is being sold by Hora Property Consultants, which has a number of new developments coming up in 2015. The company will be releasing a 10-house development at Cluny Manor on Avondale Road in Killiney this spring, as well as 21 four-bed houses of 186sq m (2,000sq ft) in Clonlost on Killiney Hill in the second half of the year.
