Rosshill Lodge has an enviable, best-of-both-worlds location on what the vendor calls "a sort of little island off a slip road outside Oranmore". As well as  the privacy of its location, Rosshill Lodge is only four miles from Galway City centre and has great, sweeping views of an ever-changing Galway Bay and island seascapes.

It has been a much-loved holiday home since the vendor bought what was a work in progress in 2004. All in all, Rosshill Lodge has a floor area of 410sq ft (4,413sq ft) with six ensuite bedrooms, open kitchen/dining/familyroom, drawingroom, office/library, cinema room, gym, games area, family bathroom, laundry/utility and large entrance hall. The luxuries of play and fitness are everywhere – jacuzzi baths, a mirrored gym wall, large pool table.

There are relaxing spaces in the drawingroom (which has a feature marble fireplace and view-stealing bay window) and in the library, where there is another open fireplace and wooden flooring. Colours throughout are muted beiges, greys and pale olive greens. The Scandinavian furniture was bought from Niamh Banks in Sevenwood. Curtains, blinds, light fittings and integrated items are included in the sale.
