Jacuzzis, cinema and gym in five-star Galway Bay retreat for €1.65m

Six-bed holiday home with sweeping views of bay and island seascapes

Address: Rosshill Lodge, Roscam, Co. Galway
Price: €1,650,000
Agent: Sherry FitzGerald

Rosshill Lodge has an enviable, best-of-both-worlds location on what the vendor calls "a sort of little island off a slip road outside Oranmore". As well as  the privacy of its location, Rosshill Lodge is only four miles from Galway City centre and has great, sweeping views of an ever-changing Galway Bay and island seascapes.

It has been a much-loved holiday home since the vendor bought what was a work in progress in 2004. The basic structure was in place, and Rosshill Lodge had a roof, when the vendor paid €1.8m and set to work finishing what would become “a unique and gorgeous holiday home for the family. It’s been worth the money spent”.

Families grow and change and, 14 years later, Rosshill Lodge is too big for family needs, is not used enough and back on the market with a larger site (the vendor bought additional land to extend the gardens) and a €1.65m price tag through agent Sherry FitzGerald.

“Big, gorgeous and bright,” are words used by the vendor to describe Rosshill Lodge.

The interior design by Elizabeth Kirby includes a 102sq m (1,100sq ft) open plan kitchen/dining/familyroom which, with great sweeps of glass overlooking Galway Bay, is at the heart of both the house and its design.

Floors are both tiled and timber, there is an open (gas) fireplace, partly vaulted ceiling, marble/wooden worktops and patio doors to a BBQ area. Some of Rosshill’s finer points include the marble and timber floors throughout, Villeroy & Boch fittings in the many bathrooms and wood panelling in the double-height hallway.

The cared-for gardens cover 1.45acres. Landscaped by Caragh, together with Murphy Sheanon, these have a pergola and sunken patio as well as  shrubs, plants, trees and flowers local to the region. A small paddock could be developed subject to planning permission and there is a detached garage.

All in all, Rosshill Lodge has a floor area of 410sq ft (4,413sq ft) with six ensuite bedrooms, open kitchen/dining/familyroom, drawingroom, office/library, cinema room, gym, games area, family bathroom, laundry/utility and large entrance hall. The luxuries of play and fitness are everywhere – jacuzzi baths, a mirrored gym wall, large pool table.

There are relaxing spaces in the drawingroom (which has a feature marble fireplace and view-stealing bay window) and in the library, where there is another open fireplace and wooden flooring. Colours throughout are muted beiges, greys and pale olive greens. The Scandinavian furniture was bought from Niamh Banks in Sevenwood. Curtains, blinds, light fittings and integrated items are included in the sale.
