House for €1.1m on Fortfield Terrace in Rathmines

The semi-detached house in Dublin 6 has a south-facing garden and off-street parking

Located off the busy Rathmines Road Upper, Fortfield Terrace connects with Cowper Road. Advertised in 1907 by The Irish Times as being "on the outskirts of Dublin", today the location is considered to be central given the shops and bus links of Rathmines mere minutes away. Yet the street retains a quiet suburban feel.

A few of the grand two-storey redbrick period houses on the street remain but most of the housing stock is made up of roomy semis mainly built in the 1930s.

Number 18 is one such property. It was refurbished by its owners in recent years and they added a two-storey extension to the rear extending the property to 190sq m (2045sq ft) and turning the house into a well-equipped family home for modern living starting with a cloakroom in the hall for winter coats, something far too many homes no longer have.

The two reception rooms have glazed interconnecting sliding doors that allow light to pool through the house. In these rooms the fireplaces are set on opposite walls of the house, so while the granite mantelpiece of the lounge is visible when you walk into the room the matching fireplace in the formal dining room is not.

Converted garage

Across the hall the garage has been converted and set up as a fifth bedroom but would also work as a den for kids as there are already four bedrooms upstairs.

Double doors lead from the dining room in the original part of the house out to a family room, part of a sizeable space that incorporates a dining area and a good, big kitchen.

The units in the bespoke kitchen are painted sage green, have quartz countertops and an impressive six-ring black Falcon range. Underfoot is a high shine, crema marfil-style tiled floor and adjacent is a bright utility with separate access outside.

Upstairs the box bedroom is set up as a study. There are two more doubles in the original part of the house. The master bedroom is set to the rear and has a dual aspect bedroom, with glass brick windows on one side giving the room privacy. Off the sleeping area is an ensuite shower room and separate walk-in wardrobe. Each is lit from above by clever roof lights that really benefit the spaces with natural light.

To the rear is a south-facing garden with patio area. The rest of the garden is laid out in lawn with a garden shed and an area that shields bins and other items from view.

The owner is seeking €1.1 million through DNG. Recent sales of similar style houses on the road include number 17, which sold in September 2015 for €980,000 and number 20, which sold in June 2014 for €1.18 million.
