Griffith Downs, off Swords Road, is one of the few relatively modern housing developments in the area, with an emphasis on the “relatively” as it was built by Sorohan in the 1980s in a vaguely Georgian style.

The owners of number 11 have lived here since it was built and have extended it to the rear to give it an enviable amount of living space.

The decor is fairly classical throughout with the occasional Grecian goddess appearing about the place, such as in the mural in the conservatory.

The house is for sale at €725,000, through Sherry FitzGerald, and it will be interesting to see if it achieves this.

There are three reception rooms, a cosy family room to the left of the entrance hall and more elegant and formal sitting room and interconnecting red-walled dining room to the right.

There’s a nice view from the dining room across the hardwood-framed conservatory to the garden. Conservatories are often an ill-judged attempt to tack on a bit of extra space and the small pvc variety often don’t add value. This one is in a different league, it is spacious and attractive with access to the dining room and kitchen.

The kitchen, also part of the extension, is a gleaming space with Shaker-style units, and a big island/counter and atrium dining area. There’s a good-sized utility room with a door to the back garden and a pretty downstairs loo with a rare green bathroom suite that actually looks nice.

It’s a bit of a cliché to call a back garden an oasis in the city but here it’s true.
