Co Wicklow from €310,000:Eden Wood in Delgany is aimed at first-time buyers, downsizers, and high flyers, writes Orna Mulcahy, Property Editor.

The Cosgrave Group has been concentrating much of its efforts in Wicklow in recent years where, among other major leisure and retail schemes, it has been building a whole new village outside Delgany at Eden Gate.

In the last couple of years over 370 houses and apartments have been sold at Eden Gate. Now a new scheme across the road, Eden Wood, is on the market, and it's being sold from the existing showhouses at Eden Gate.

Cosgraves started on the site of Eden Wood last autumn and it will have the full development of 70 houses and apartments ready for occupation in May, according to Ken MacDonald of the selling agent Hooke & MacDonald. As with Eden Gate, prices are pitched to attract a real mix of buyers from first-timers to those trading up from other estates in the area, and buyers looking to downsize from larger homes.

The first phase of 30 homes goes on sale today. Houses and apartments have prices ranging from €310,000 for one-bedroom apartments up to €845,000 for four-bedroom semi-detached homes, with three-bedroom terrace houses around €595,000.

A small number of large five-bedroom detached houses are priced from €1.395 million while at the very top of the scale, there are two six-bedroom detached houses that come with garages, and cost from €2.1 million.

Two-bedroom apartments start at €395,000; four-bedroom end-of-terrace houses with a spacious 138sq m (1,485sq ft) are priced from €740,000; and four-bedroom semis of 174sq m (1,870sq ft) start at €845,000;

The company has a reputation for building top quality housing in landscaped grounds that are carefully maintained by an on-site team.

The signature redbrick homes are arranged in curving rows, interspersed with low-build apartment blocks that are set in private grounds. The overall impression is of a well ordered estate that gets better with age.

Early buyers at Eden Gate have already seen good capital appreciation.
