Marrowbone Lane in Dublin 8 will get a major office, retail and residential development rising to seven storeys if a planning application to Dublin City Council is successful.
Developer Patrick Dormer is looking to build the mixed-use development at 54-55 Marrowbone Lane on a site which includes Dublin City Council lands occupied by the Public Lighting Department.
The proposal for the 0.66-ha site is to demolish an existing two-storey detached house, offices, warehousing and a council depot and build four blocks rising from two-storey to seven storeys over basement level designed by Anthony Reddy and Associates architects.
The proposed development comprises comprises a crèche, a café, 1,358sq m (14,617sq ft) of retail floor space and 1,399sq m (15,059sq ft) of offices.
The developer is also looking to build 168 apartments, of which 21 are live-work units.
The plan is for a basement 171-space car-park and 208 bicycle car-parking spaces.
A new landscaped public street will be created from this access onto Marrowbone Lane terminating at the east site boundary.
Pedestrian access to the development and the new street and emergency vehicular access will be facilitated through a controlled opening at the end of the cul-de-sac at Marion Villas adjoining the south site boundary.
