Luxury Dublin 4 home sells for €5m in a fortnight

A Georgian townhouse placed on the market for €4.65million just two weeks ago has been sold, making it one of the quickest open market sales of a Dublin luxury home since the market recovery began.

Number 31, Wellington Place, formerly the Dublin 4 home of Seamus Ross jnr of Menolly Homes, has been sold through receiver Grant Thornton for a sum close to €5million.

The Dublin-based buyer was one of three Irish bidders vying for the property, which in 2008, following an extensive makeover that included a basement swimming pool, was placed for auction with a guide price of €12.5million. It failed to sell back then and after several further price drops it became a corporate rental.

The receiver sale in recent weeks had been hotly anticipated by well-heeled prospective buyers, and when it came on the market on October 29th, selling agent Rowena Quinn of Hunters said there were between three and four parties viewing the 503sq m (5,414sq ft) property daily.

“There really isn’t much out there at the upper end at the moment, which would explain the very solid viewing numbers. There’s certainly far more demand than there is supply of premium properties in Dublin 4 and along the coast,” Quinn said.

Despite its lavish Celtic Tiger overhaul, about €150,000 was spent refreshing the detached four bed for the viewing process, including landscaping of the front and rear gardens, upgrading of bathrooms, a top-to-bottom paint job and refurbishment of the swimming pool and sauna.

The house, located on one of Dublin's leafiest thoroughfares, has lovely Georgian proportions with characteristic interconnecting reception rooms off the impressive main hall. The extensive refurbishment completed by the Ross family is evident in the open-plan livingroom to the front leading to an avant garde-style black kitchen in the middle room and a dining area in a glazed-roofed extension at the rear.

Downstairs has been fitted out like a boutique sports club complete with sauna, a small gym, dressing room, relaxation area and an eight-metre swimming pool with a wave making machine.
