A picturesque Georgian house in Co Kildare belonging to a former High Court judge is likely to appeal to someone with a feel for country pursuits. Old Grange House, at Narraghmore, Kilcullen, the home of Patrick and Nuala MacKenzie, is due to be auctioned on June 8th by Jordan Auctioneers. The house has a guide price of £650,000, to include three and a half acres.

A further 31.5 acres, with a guide price of £200,000, are also available. Built in the late 1700s, with a recent addition to the rear, the listed two-storey property is situated in a quiet rural setting two miles off the main Kilcullen-Athy road overlooking well-landscaped gardens. The grounds include a stream, a small island and a rose-covered archway leading to a hard tennis court. The house is in fine decorative order.

The pink-painted, creeper-clad house is approached by a gravelled driveway. Two granite steps lead to the period front door with a fanlight and into the spacious hall, which has a black-and-white tiled floor and features a ceiling cornice.

To the right is the diningroom with a recessed open fireplace with pine surround. The room has sash windows on two sides and French doors leading to a south-facing patio with a pond.

Also off the hall is a library with fitted shelving and a fireplace, as well as two windows. Further along the hall is the kitchen, which has an oil-fired Aga, fitted presses and a double electric oven, as well as a twin Belfast sink and access to outside.

Also off the hall is a cloakroom with a lavatory, as well as a plumbed utility room. The drawingroom, to the rear of the house, is particularly spacious, measuring 20 ft by 28 ft. It has a marble fireplace and timber floor, as well as French doors leading out into the gardens and patio.

The main bedroom is on the first floor return. It is a large and very bright room with a dressingroom off it with fitted wardrobes, as well as an en suite bathroom with bath, shower, bidet and twin wash-hand basins. Another double bedroom is on this level; nestling beneath the eaves with sloping ceilings, it is painted entirely in yellow.

Two more large double bedrooms are on the first floor - one has an en suite bathroom. Also on this level is the family bathroom, with a bath and shower.

Outside, a range of stone buildings includes a coach-house with loft, utility sheds and two horse-boxes. An old byre could be converted to further stable accommodation, or to offices. There is also a double garage.

The gardens are extensive and include a honeysuckle walk as well as a large lawn surrounded by herbaceous borders and beech hedging. A patio wraps around the back of the house and features a round fish pond. There is an impressive vegetable garden. There is also a wild garden on an island in the centre of a small stream, as well as paddocks and the tennis court.

The land is laid out in three divisions, with eight acres under corn and the rest in permanent pasture. The property may be sold in either one, two or three lots.

Old Grange House is convenient to racing at Punchestown, the Curragh and Naas, as well as being near golf courses. It is 35 miles to Dublin city centre and within 50 minutes of Dublin airport.
