Sandymount/€7.5m: Park Avenue in Sandymount hit the headlines earlier this year when one of its Victorian redbrick semis, number 70, sold for a staggering €9.5 million. Now a similar house, number 74, has come on the market, this time with an AMV of €7.5 million.

It doesn't have as long a garden as number 70, says selling agent Simon Ensor of Sherry FitzGerald, hence the price differential. Still, the grounds are impressive with plenty of off-street parking in front and a 110ft garden to the rear.

For auction on September 19th, the 1880s house is set well back from the road with a one-bedroom flat to the side. The total living space of 350sq m (3,750sq ft) could be extended.

Three granite steps lead to the entrance where double doors enclose a porch with encaustic tiles. Large bay windows and double windows are a feature of this house, giving both light and lovely proportions to many of the rooms.

The drawingroom, decorated in blue with a white, carved marble fireplace and large baywindow, faces the front. Folding doors open into the diningroom, creating a magnificent L-shaped space.

Down a few stairs from the hall, a bright, well-fitted, spacious kitchen connects to a livingroom with a fireplace and two sets of French doors to the back garden. There is also a utility room, wine cellar and entrance to the one-bedroom flat, which also has a separate entrance.

Two of the four bedrooms are on a return and two on the first floor. The main bedroom suite runs along the front of the house and consists of a very large room with bay window and a fine bathroom with Jacuzzi bath and shower.
