Dublin 1 from €235,000: Apartments go on sale from plans today for the last phase at Portland Lock, a development overlooking the Royal Canal at Portland Place, off Dorset Street, Dublin 1.

Selling agent Hooke & MacDonald is accepting booking deposits at their Baggot Street offices for seven one and two-bedroom apartments in this scheme, which is by Walsh Maguire & Co.

Prices start at €235,000 for one-bedroom apartments of 45 sq m (490 sq ft). Two-bedroom units of 59-66 sq m (635-710 sq ft) start at €309,000. Building is well under way and Portland Lock is now nearing completion.

The elevations are mainly brick and designed by architects O'Dwyer & Associates to complement the surroundings. Underground car-parking is being provided, leaving the surface area free for landscaping. Plans for a new park on the eastern side of the development will, when carried out, vastly improve the area. This will have seating areas and a walkway along the canal tow-path.

Previous projects by developers Walsh Maguire & Co include apartments at Grattan Hall, George's Quay and Vernon Avenue, Clontarf. The main advantages of the present scheme are close proximity to the city and to Drumcondra train station, with a straight run out to the airport. Rental potential should therefore be good.

Ownership of the canal has passed from CIÉ to the OPW, which aimed to preserve internal waterways. The redevelopment of the area and the planned new park will, given time, upgrade the location.
